Several new developments were approved by the Whitestown Plan Commission Monday. Those include a 96-unit senior living complex, a new retail and food service development and two speculative warehouse facilities.

The plan commission approved a $10 million senior living complex proposed by Mainstreet Property Group. The complex will have 96 units in eight buildings on a 16-acre site north of Central Boulevard.

Stephanie Schultz of Mainstreet told the commission that the development is the first of its kind for her company. The development is dubbed Next Home of Whitestown, which she said alludes to the homey feeling that the complex is designed to invoke. She said the concept creates a neighborhood feeling, with each unit as its own small home complete with a cozy patio.

This new Mainstreet community will be constructed just north of the 180-unit, $35 million Anson Senior Living Community & Memory Care Center currently being built at 6800 Central Blvd., Whitestown.

A new Midland Atlantic Properties development including three buildings that will be the future home of several retail businesses and restaurants was approved. The development is dubbed the Shoppes at Anson and is proposed for a 6.4-acre site on the northwest corner of Perry Worth Road and Whitestown Parkway.

The commission approved the design of Building A and Building B. Plans for a third building will be unveiled later. Building A will have space for up to four tenants, while Building B has three spaces available, and will have a drive-thru at one end of the building.

About 50 new jobs are expected to be created. A Wendy's restaurant has been confirmed as one of the tenants. Craig Anderson, a representative of building owner Duke Construction, said other leases are in the works.

“They aren’t at liberty to tell you who is going to go in there yet,” Anderson said. “But I can tell you some of the names they are hearing from are national retailers — which we have struggled with getting into our buildings so far.”

New sidewalks are planned to connect this development with the future Shoppes at Whitestown, just to the north.

The plan commission also approved two speculative buildings designed to house warehouses or distribution centers. No tenants have been announced, but plans can go forward for construction of the facilities.

A 400,465-square-foot building is being proposed for All Points at Anson, on a 26.92-acre parcel east of GNC on the south side of Albert S. White Boulevard.

The plan commission also approved a waiver for the Anson building to put loading docks on its north side. The waiver was approved with the understanding that the development would include a buffer similar to that installed at GNC to shield the loading docks from the view of drivers on Albert S. White Boulevard.

The other warehouse development is for a 143,000-square-foot building on a 10.88-acre site in the Perry Industrial Park, at the west end of Performance Way and north of CR 550 S.
