A proposed five-story building would add to the landscape of taller buildings on East Kirkwood Avenue, with the developing Graduate Hotel less than a block away.

The proposal would build 22 condominiums and 2,200 square feet of ground floor commercial space catty-corner from the six-story Graduate Hotel, which is under construction along Kirkwood, in the heart of Bloomington’s downtown.

TMC Bloomington LLC is seeking approval for a mixed-use building at 121 E. Kirkwood Ave. The site is now a surface parking lot next to the CVS building at the northwestern corner of Kirkwood and Washington Street.

The project is already too dense and too tall for what’s allowed in this area of the downtown. The proposed building’s 67-foot height exceeds the district’s 40-foot height limit.
