Vestil Manufacturing expanding, building fourth facility in Angola

An expansion project to construct Vestil Manufacturing Plant No. 4 that has been in the works for more than a year received variance approvals from the Angola Board of Zoning Appeals as well as approval of a development plan from the Angola Plan Commission during meetings Nov. 27.

Vestil plans to construct a 254,076-square-foot warehouse facility to operate as a fulfillment center on its property at 749 Growth Parkway. 

The project will be the first new construction for manufacturing in over a decade within the city and will create approximately 100 new jobs between all four Vestil facilities over the next four years, said the case summary submitted to both the BZA and plan commission.

“Warehousing from all three current facilities will come to the new facility allowing us to make more manufacturing space in our other facilities,” said Barry Trine, Vestil president.

The approved BZA variances were for a front yard setback, maximum main floor square-footage area, non-residential driveway standards and additional setback standards for a parking lot and spaces.

Under the Angola unified development code, the required front yard setback for a new structure is 30 feet. Vestil requested 28.3 feet. Maximum square footage was 250,000, while Vestil requested 254,076.

Vestil is requesting four driveway entrances on the project as a convenience for the people using the facility, which was a concern for both the plan commission and the BZA because of traffic and public safety concerns. It required a variance because municipal code only allows two.

Tom Green of Tom Green Engineering said the driveways are a convenience thing and that it will allow easier access. He also said due to onsite wetlands, the development plan has the building situated as far north on the property as it can go.
