A 77.5 acre parcel of land on Maysville Road, until recently the property of Parkview Health, is now under the control of Brian Bauer, who is guiding the entry of IU Health into the Fort Wayne market.

IU Health has announced plans for medical offices and clinic facilities in and around Fort Wayne, but Bauer would not say whether the large Maysville site would be used for a clinic, offices or perhaps even a hospital. It was purchased for “future development,” he said in a text message.

A sign at Stellhorn and Lahmeyer roads, near the Maysville property, says only: “Coming to your neighborhood. IU Health.” The health care provider has erected several other signs at various locations – Aboite Road, Illinois and Hadley roads, Jefferson Boulevard and Engle Road – announcing plans to establish facilities in the area.

IU Health already has moved into administrative offices in the Kitch building in downtown Fort Wayne. Riley Children’s Health, a part of IU Health, opened a children’s outpatient specialty clinic at the beginning of February at 415 E. Cook Road, Suite 300. The opening of IU Health’s primary care offices at 7230 Engle Road is set for this summer, according to spokesman Jeffrey Swiatek.

Parkview sold the land at 10714 Maysville Road, New Haven, to an entity called GreenStar Development LLC, according to information from Parkview’s commercial real estate firm, Zacher Co. According to the Indiana Secretary of State’s office, GreenStar is actually an entity registered to another commercial Realtor, Bill Cupp, who is with CBRE/Sturges. GreenStar was founded in 2009.

Cupp did not repond for a request for comment before Business Weekly’s deadline.

It is unclear whether Parkview knew that the land ultimately was being sold for use by a competing health care provider.

A prepared statement, credited to Eric Clabaugh, director of communications at Parkview Health, said:

“Parkview and GreenStar Development have worked together for nearly 10 years. The sale of this property to GreenStar is just one of many where the two organizations have worked together on real estate or construction projects. With regard to this particular transaction, we have no insight on what they plan to do with the property.”
