A South Carolina-based firm plans to develop apartments, townhouses and commercial lots on a nearly 20-acre site in southeast Indianapolis.

RealtyLink LLC, based in Greenville, is seeking city approval for its proposed project at 4822 E. Edgewood Ave., which would consist of 280 apartments and 96 town homes, as well as four commercial outlots. The firm has not shared the projected cost of the proposed development.

The yet-unnamed project would occupy 19.82 acres across four parcels at the northwest corner of Edgewood and Emerson avenues. Most of the land is vacant, save for two single-family homes and some trees.

The current design, according to filings with the city dated April 20, shows five apartment buildings and a clubhouse and amenity area on the middle portion of the site. Each apartment building would have about 56 units. The development would also include a small dog park.

Flanking the apartments to the east, along Emerson, would be four commercial outlots ranging from 1.37 acres to 2.48 acres. In total, the commercial space would occupy about 7 acres.

To the north and west of the apartment buildings would be 14 townhouse buildings with six to eight units each. The development would have four entry points—two each along Edgewood and Emerson.

The project’s residential components would have 427 total parking spaces, including 292 surface parking spots, 55 detached garages and 80 tuck-under garages. Most of the surface lots and detached garages would be reserved for the apartments, with tuck-unders for most of the townhouses.

RealtyLink is seeking city approval for a rezone of the property to the D-6 dwelling district (it is currently zoned D-A, C-1 and C-3 for dwelling and commercial uses), as well as a variance to allow for taller buildings of up to 56 feet.

The firm has made numerous appearances before the city’s Metropolitan Development Commission Hearing Examiner since last November. The examiner recommending approval of the rezone request in March.

The rezoning and variance requests initially were set to be heard at the Metropolitan Development Commission’s meeting on Wednesday, but Department of Metropolitan Development staff requested a continuance to the June 15 meeting to give the developer additional time for fine-tuning.

The project would be RealtyLink’s first in Indiana. A timeline for the project has not yet been specified. Plageman Architecture, a firm based in Burlington, N.C., is the designer on the project.
