The next section of land that may be developed for industry in Bluffton is located on the northwest corner of Adams Street and 100S/Western Avenue.
The members of the Wells County Area Plan Commission Thursday night agreed to recommend to the Wells County Commissioners to rezone the 76.3 acres of open farm ground at the corner from A-1 agriculture to I-1 industrial.
Owner Braylynn Farms, represented by Brad Fiechter of rural Bluffton, and Wells County Economic Development Director Chad Kline explained that the property is open for potential sale and development should a client come along and express interest in buying the property for industrial development.
The property is logical for the next step in Bluffton’s commercial and industrial advancement, Kline observed, as city utilities already exist adjacent to it, Adams Street has been built to a standard to handle heavy truck traffic and it will be surrounded by property already zoned I-1.
There is a residential property on the south end of the property. Kline agreed that a buffer could be built between it and the Braylynn Farms property.
Area Plan Director Michael Lautzenheiser Jr. said, “I concur that Adams Street is an area of Bluffton that is designed for industrial growth. I have always assumed the properties on the other side of Adams would be developed into industry.”
The board also concurred and agreed to a Do-Pass recommendation to the county commissioners.
