ANDERSON — Arbor Homes is planning to start construction on a 186-unit housing development near the Madison Park Church of God.

The Anderson Board of Zoning Appeals on Wednesday approved a variance from the minimum ground floor square footage.

The city’s zoning ordinance requires a minimum ground floor living area of 750 square feet; the proposal from Arbor Homes is for ground floor living areas of 400 to 500 square feet.

The 186-unit housing development, to be known as Ironbrook Subdivision, is located on 32.1 acres and will be developed along 67th Street and Columbus Avenue.

Tony Bagato with Arbor Homes said the residential units will be two or three stories high, and the prices will range from $300,000 to $375,000.

He said all the lots will be 50 feet wide and there are five different house plans available.

“This is so logical,” BZA member Greg Spencer said of the proposal. “This makes sense.”

Access to the development will be off of Main Street and 67th Street. The design includes three retention ponds and sidewalks throughout the development.

Bagato said a petition for a primary plat approval will be presented in a few months, with construction expected to start next spring.
