SOUTH BEND — The city has chosen a local development firm to create a multi-story apartment complex with a parking garage on Main Street as part of the final phase of the Morris Performing Arts Center renovations.
On Monday, July 10, the South Bend Redevelopment Commission gave the nod for the city to begin negotiations with Seven Diamonds LLC to build a 100- to a 133-unit apartment complex and incorporate a parking garage that will serve tenants, Morris event traffic and others.
Caleb Bauer, director of community investment, said the commission's approval allows the city to begin talks with Seven Diamonds to hammer out details of what he called a unique project. Once a development agreement and a land lease is secured, the Redevelopment Commission would have more specifics on the project.
In its proposal to the city, Seven Diamonds said in addition to the units, it proposed a mixed-use first floor concept along with a rooftop retail aspect, possibly. The plans are to have the parking garage built with the housing complex on top. Developers said it would agree to nearly $25 million in private investment, with the city being asked for $4.5 million in investment. The agreement would require a long-term lease arrangement with the city retaining ownership of the land.
Joseph Molnar, assistant director of growth and opportunity, said developers proposed a more traditional masonry facade to blend in with current city structures.
