Home sales in central Indiana declined in April, falling for the fifth time in the last six months.

Closed existing-home sales in the 17-county area fell 2.7% on a year-over-year basis, from 2,672 in April 2024 to 2,601 in April 2025, according to the latest data from the MIBOR Realtor Association.

The median sales price for a home in the area rose 4.2% in April, to $312,500.

The active inventory of homes rose from 3,479 in April 2024 to 4,302 last month, a 23.7% increase.

There were 3,138 new listings in April, up 6.4% from the same month in 2024.

Home sellers in central Indiana received 98.7% of their asking price in April, down slightly from 98.8% a year ago.

Marion County

In Marion County, closed sales in April sank 4.9% from a year ago, to 981. The median sales price in the county rose 4% from a year ago, to $260,000.

Other area counties

In Hamilton County, sales slipped 1.5% in April on a year-over basis, to 477. The median sales price in the county increased 5%, to $463,200.

In Hendricks County, sales jumped 17.9% in April, to 244, and the median sales price rose 5.7%, to $370,000.

In Johnson County, sales surged 4.3% last month, to 220, while the median sales price increased 4.9%, to $320,000.

Hancock County sales were flat in April compared with a year ago, at 121. The median price was up 6.3%, to $340,000.

Sales dropped 7.5% in Madison County in April, to 124. The median sales price rose 5.7%, to $191,750.

Sales in Boone County decreased 6.9% last month, to 94, while the median price increased 11.6%, to $407,500.

Morgan County sales rose 20.6%, to 82, last month, and the median sales price dropped 5.3%, to $286,505.

Shelby County saw a 28.6% drop in closed sales in April, to 30. The median price fell 6%, to $235,000.

Statewide sales

Existing-home transactions were flat on a year-over-year basis statewide in April, with closed sales coming in at 6,924, according the Indiana Association of Realtors.

Statewide, the median sale price rose to $263,000 last month, up 5% from a year ago.
