A large building for a future “logistics center” is being proposed for Kokomo’s northeast side.

The proposed development, being pursued by Ambrose Property Group, includes a just under 50,000-square-feet building located at 2330 E. North St., adjacent to FedEx’s Kokomo warehouse.

The project received final plat and development plan approval Tuesday from the Kokomo Plan Commission.

A rezoning request for the nine-acre property also received a favorable recommendation from the Commission and now heads to the Kokomo City Council.

The plat and development plan approval are contingent on the approval of the rezoning request.

The site would include 92 parking spots in front of the building for employees and additional parking in the back, behind the building, for “vans,” Neil Kippenbrock, a civil engineering consultant for Kimley-Horn, said.

Details, such as any prospective user or users of the building, were not discussed and are not included in any of the company’s filings with the Kokomo-Howard Plan Commission, where the development is referred to as “Project Titan.”

The company declined to comment further than what was discussed Tuesday when reached by the Tribune.

Ambrose Property Group builds speculative and build-to-suite buildings for businesses, according to the company’s website.

Past clients have included Amazon, USPS and Caterpillar. For the latter, Ambrose developed the 310,000-square-feet distribution center in Lafayette to complement the company’s engine plant.

Ambrose also has numerous spec buildings for lease across Indiana and country.
