Plans to build an assisted living and skilled nursing facility at the site of the former Home Hospital hinge on legislation pending at the Indiana Statehouse, and, possibly, the timing of the spring thaw, according to the project developer.

Mainstreet Property Group of Carmel announced in May 2013 plans to build 70 skilled nursing beds and 30 assisted living beds in a 65,000- to 70,000-square-foot facility on a 7-acre tract at 2400 South St. in Lafayette.

Demolition and site preparation progressed smoothly until winter weather set in, company spokeswoman Kate Snedeker said.

“Winter temperatures have frozen the ground to a point that we are not able to continue site and building pad preparation until the ground thaws,” Snedeker said in an email. “We intend to commence construction at that time.

“This has resulted in a two- to three-month construction delay.”

That delay, and a proposed one-year moratorium on state licenses for comprehensive health care facilities, could prove to be a lethal combination for the project.
