ANDERSON – The nation’s largest builder of single-family homes is planning to construct 415 homes just south of the Summer Lake subdivision.
The Madison County Planning Commission has forwarded to the county commissioners a recommendation to rezone 160 acres for the Lennar Homes from agricultural to residential use. There was no opposition to the rezoning request.
As a comparison the Summer Lake project includes 834 homes on 215 acres.
The rezoning complies with the Madison County Comprehensive Plan, which designates the area as a growth zone to include major subdivisions.
The proposed Springbrook addition will be constructed at the southwest corner of Indiana 13 and County Road 900 West.
Lennar Homes merged with CalAtlantic in February.
Brad Newman, director of the Madison County Planning Department, said the brick homes will range from 1,400 square feet to 3,500 square feet and be priced from $220,000 to $325,000.
Newman said the site is currently serviced by the Fall Creek Regional Wastewater District, Duke Energy and the Fortville Fire Department.
He said the developer is considering the water supply from South Madison, Ingalls or from Hamilton County.
“The lots are quite a bit larger than what is required,” Newman said.
There will be 271 lots of 7,800 square feet and 144 parcels at 9,100 square feet.
Newman said Springbrook will be connected to Summer Lake and that currently the plans call for an entrance off Ind. 13 and two off of 900 South.
“We want to limit as much traffic off of Indiana 13 as possible,” he said.
Newman said he is reviewing the sketches for the proposed development and Lennar Homes will meet with county officials concerning entrances and street widths.
“They could start infrastructure work this year with home construction beginning in 2019,” he said.
At an average price of $300,000 per home, the investment for the 415 houses is approximately $124 million with an estimated $12.4 million for the infrastructure improvements.
The site plan calls for four retention ponds. Newman said they want the property to drain to the east of the property.
The CD Land Investments Fund purchased the property in 2006 and has filed a memorandum of agreed with CalAtlantic Homes.
Newman said there is also currently a development being handled by the town of Ingalls for 40 acres on County Line Road.
Lennar has housing developments in Indianapolis, Fishers, Carmel, Noblesville, Avon, Westfield, Brownsburg and Bargersville.
