Andy Spurling, a partner in the family-owned development company, said this week that ground is expected to be broken in the spring for the still-to-be-named apartments.

The site is located in the Spurlings' new subdivision, known as Theater Commons. It sits just east of Valley Downs Subdivision.

The news comes on the heels of announcements of two other housing developments in the same general area. A 248-unit apartment community, called Delaware Trace, recently was announced for a 30-acre site off 4201 N. Green River, just north of Lynch Road. And, construction currently is starting on a new Jagoe Homes subdivision, The Glenns, near the northeast corner of Oak Hill and Lynch Roads.

Geared for retirees, the Spurlings' new apartment community will offer two-bedroom, two-bath units, all with a washer and dryer, a garage unit and other amenities.

The apartments will be similar in design to the Spurlings' 664-unit Lakeside Manor apartments, located farther north off Green River, except the new apartments will be a step up in size, according to Spurling.

The apartments are expected to take about one year to complete. The units are planned for 16 acres of the 26-acre site.

The apartments will be built behind the family's retail center, which will front Green River Road on the remaining 10 acres.

Infrastructure and other site preparations will be done this winter for both the apartments and the retail center, weather permitting, Spurling said.

The apartments are expected to be completed before the retail center. Spurling said there currently are no prospective tenants for the planned retail center.

Applications are expected to begin being taken next summer for prospective tenants for the apartments, he said.

Meanwhile, Spurling Development, LLC, is also getting started on building two speculative office buildings on Royal Avenue, just south of Vogel Road.

The site is near the busy Burkhardt Road business district.

Andy Spurling said the two single-story buildings will contain 4,200 square feet of space each. The structures will sit on about two acres of land, across Royal from Don's Cleaners.

Spurling buildings are expected to be complete in the spring.
