Construction will soon begin for a four-story building with 27 luxury condos tailored to Notre Dame alumni for football weekends, three street-level retail businesses and rooftop views of the nearby football stadium.

The Sideline Flats building will replace the former Mulligan's Bar and Grill at the busy intersection of South Bend Avenue, Angela Boulevard and Edison Road. The Mulligan's building was demolished last week after closing in summer 2021, when its owners decided to retire.

A groundbreaking July 29 at 1705 South Bend Avenue will mark the beginning of construction that's expected to allow owners to move in by fall 2023.

The building is the tallest in the area and will feature rooftop views with access to firepits, according to Addresses Unlimited broker Jen Arizmendi. The site is about a mile's walk from Notre Dame Stadium. The target market is Fighting Irish alumni who may use the space as a second home, she said.

"The best part about this project is we're going to have beautiful views of campus, we're going to be close to shopping and we're just really excited to bring this project to the city," developer Chris Gormley, of Network Ventures, said in a promotional video on Sideline Flats website.
